Sekisui House Australia has lodged plans for an eight-storey, subtropical-inspired office building in West End.
The Osaka-based developers have made a series of applications at 111 Boundary Street in recent months, equating to a combined gross floor area of 8,833sq m across two new commercial sites, as part of the larger West Village precinct.
The Greenhouse office building design by Blight Rayner features a tinted, mirrored façade to reflect landscaping, and heritage-inspired surroundings including the heritage-listed Peters Ice-Cream factory.
These plans follow closely on the heels of Sekisui House Australia’s development application for a three-storey mixed-use retail and commercial building called The Eaves and new parkland lodged on 26 June.
If approved, The Eaves site would be due for completion in May 2021 to open at the same time as the retail hub of West Village.
West Village project director Harrison Phillips said the proposed new developments would establish West Village as an unparalleled urban fringe precinct.
“We are in the midst of a fundamental structural change in the way companies operate,” Phillips said.
“Tenants are increasingly looking to CBD fringe options like West Village where A-grade office accommodation meets extensive retail amenity and curated landscapes; places where people want to work and where employee health and well-being is fostered.”
No pre-commitments have been made for the building, but a number of private sector “finance and health tenants” have made enquiries.
Upon completion, West Village will have up to 1,200 apartments, townhouses and heritage residences, two commercial buildings, just under one hectare of open space, a playground, a Woolworths supermarket, carparks, a gym, theatre precinct, medical precinct and 35 retailers.
