A 7,989sq m site in the heart of Noosa Heads will test market interest when it launches this week.

Anglican Church Southern Queensland is “seeking all opportunities” on the 2 Halse Lane property, located 150 metres from Hastings Street.

The site, known as Halse Lodge and home to a backpackers’ hostel leased to Ecolodge, has been owned by the Anglican Church Southern Queensland (ACSQ) since 1959.

“We have been proud custodians of this prime Noosa site for 61 years,” ACSQ group manager property Hiro Kawamata said.

“Especially with the site and original building having links back to the 1880s, when the original structure was built as a guest house by a local grazier, Walter Hay, who is considered to be the ‘Father of Noosa’.”

The original building was replaced in the 1920s, and the property is the longest continuously operating guest house in south-east Queensland.

With the current lease expiring for use as a backpackers’ lodge, an expression of interest campaign for the property will launch on September 17 and close on October 22.

Blake Goddard and Matt Barker of Knight Frank are managing the sale, and expect interest to come from overseas, interstate and local groups.

“[This includes] food and beverage operators, boutique accommodation providers and private groups, however, we are keeping all options open and welcome all engagement throughout the campaign.”


Alexandra Headland apartments attract local buyers

Further south on the Sunshine Coast, privately-owned construction company McNab has topped out a 57-apartment project at Alexandra Headland helmed by developer Cube Developments.

Cube Developments director Scott Juniper says apartment sales at the project hit 90 per cent, with six of the 57 apartments remaining, and most of the buyers’ being locals, from the Sunshine Coast area.

Juniper says apartments are priced from $580,000 and range up to $2.49 million.

The development, at 120 Alexandra Parade, commenced construction in July 2019.

Throughout the sector’s restrictions, McNab construction manager Carl Nancarrow said the project is progressing well.

“This project has been incredibly important to the Sunshine Coast industry and the timing could not have been better in regards to providing certainty for our local trades,” Nancarrow said.

“We’re pleased we have helped provide a significant economic injection to the local economy.”

McNab is expected to wrap up construction by the end of the year.

Olympian Plans $440m Coffs Harbour Film Studio

Property developer Peter Montgomery is planning a $440-million movie studio conversion in Coffs Harbour, teaming up with Hollywood heavyweight and mid-north-coast local Russell Crowe, and US movie producer Keith Rodger.

The trio are preparing a state significant development application for the project, which would turn Pacific Bay Resort into a feature film production and post-production complex with accommodation for cast, crew and their families.

The new facilities would add to the 40ha property’s facilities that include an apartment complex, nine-hole golf course, three swimming pools, tennis courts and the National Marine Science Centre.

A film and Olympic museum, art gallery and entertainment facility would also be added to the property’s vacant block at the corner of Bay Drive and the Pacific Highway, Coffs Harbour.

A second backlot is under consideration at the nearby Bonville Golf Resort with its “mansion-like clubhouse and accommodation fronting picturesque fairways surrounded by rainforest”.

Montgomery has formed many connections in the industry, was the vice president of the Australian Olympic Committee and is currently ASX-listed, MFF Capital Investments’ independent non-executive director.

The former Olympian, who represented Australia in water polo at the Munich 1972, Montreal 1976 and Moscow 1980 games, and as team captain in 1984 in Los Angeles, has a large property portfolio including the Pacific Bay Resort, Bonville Golf Course and properties in Sydney.

“A great deal of planning and consultation have gone into the design of the proposed Pacific Bay Resort Studio and Village,” Montgomery said.

“Its proximity to Coffs Harbour airport and the data centre are complemented by the region’s outstanding climate and natural landscape.

“Our studios will cater for major international feature films as well as local productions, giving them the bonus of resort lifestyle in facilities that are designed to bring employment to the region and work in harmony with Coffs Harbour’s Regional City Action Plan.”

The project is being spearheaded by producer Rodger, who said it was designed to make production more efficient, cost-effective and enjoyable for actors, crews and their families.

“By providing everything cast and crews need within the studio complex we can eliminate the time usually lost due to the logistics of bringing a production together in a major city or isolated regional studio,” Roger said.

“Our multiple Leading Edge Data Centre 400GB fibre links as well as our onsite processing and storage capabilities will allow offsite producers remote production access with near-zero latency.”

Rodger said the project would also mix film-making with education, supported by Australian Film, Television and Radio School.

Also involved in the development is lead architect Rob Harper of RDO Architects and engineer Geoff Slattery, Chris Wilson and Rachel Streeter of Willowtree Planning, together with ECI involvement from Buildcorp, which was represented by founder Tony Sukkar during the project launch.

The site was originally a banana plantation before the construction of Pacific Bay Resort in 1988.

The Pacific Bay Resort Studios & Village developers anticipate they should be able to secure consents, agreements and approvals within a year with strong support already shown by NSW deputy premier John Barilaro and Member for Coffs Harbour Gurmesh Singh.

Surfing Mecca Inspires Two-Tower Development

Plans for a two-tower apartment building on the iconic Coolangatta headlands are taking shape with a development application lodged to the Gold Coast City Council.

S & S Projects, headed up by Paul Gedoun, have lodged plans for Esprit, consisting of 12-storey and 8-storey residential buildings with a total of 97 one, two and three-bedroom apartments.

Located two blocks from the iconic surfing mecca of Snapper Rocks, the Cottee Parker-designed development takes style cues from the beach and “celebrates the site’s coastal location”.

“The building’s design is inspired by nearby Snapper Rocks and the pockets of tidal pools formed over time,” the report said.

“Tinted glazing emulates the tranquil reflective waters, separated by striated layers of rock, represented by the facade’s horizontal banding. These horizontal elements layer across the building facade to form balcony edges that grow and build at the edges

“Surrounded by dramatic natural beauty, Esprit draws upon its context to create a design that encapsulates the desirable sub-tropical lifestyle of the Gold Coast.”

The 2492sq m site fronting both Boundary St and Ward St would provide ground floor commercial tenancies across the two interconnected buildings, and rooftop recreation areas.

According to the plans, the rooftop beach club would consist of a recreation deck, pool, private dining, and function space, gym, and cinema.

Two-storey buildings would be demolished to make way for the 12-storey development, which Urbis planners said was “sympathetic to its surroundings and in keeping with the scale and intensity of planned and existing development in the neighbourhood”.

The 12-storey building would accommodate 91 apartments, while the 8-storey building would accommodate six apartments.

With views to both the river and the ocean, Cottee Parker architects have tried to emulate the natural environs surrounding the headlands.

“The landscape architecture for Esprit focuses on the natural forces that constantly shape the headland, beaches and vegetation.

“The dynamic rock pools of Snapper Rocks form a primary inspiration for the development. Planting has been interwoven into multiple levels of both buildings and street edges.”

The council is expected to make a decision on the proposed development by the end of July.

If approved it will be S & S Projects’ third development in the Rainbow Bay area, following the Flow, and Awaken developments.

Brisbane apartment market in the spotlight: Media Hunt’s May update

The media veteran Steve Hunt has cast his eye over the Brisbane market and what’s happening in the Queensland capital

The Brisbane apartment market continue to show strength over May, posting 1.1 per cent gains, CoreLogic’s monthly Hedonic Home Value Index found.

The rolling quarterly apartment gains are now up to 3.2 per cent, with the median apartment price reaching $411,000.

The media veteran Steve Hunt, who founded the public relations and media strategy firm Media Hunt in 2005, has cast his eye over the Brisbane market and what’s happening in the Queensland capital.

Urban recently spoke to Colliers residential director Andrew Scriven, who said most of the buyers have come from a couple of kilometre radius.

The project by the Townsville-based Honeycombes, in partnership with their financier MaxCap, will comprise the 82 apartment block The Fernery, as well as a 12,000 sqm retail centre set next to the Ferny Grove train station.
